Located on the southern Charente/Dordogne borders, about 1km from the small town of St. Séverin, in an area of outstanding natural beauty, the property offers complete peace & quiet, whilst being within easy reach (5 mins. drive) of a host of activities - golf, tennis, riding, canoeing, fishing, sightseeing etc. Ideally located between the Dordogne, Bordeaux wine country and the Atlantic coast, there is masses to see & do in the immediate area as well as further afield. Aubeterre-sur-Dronne, a beautiful listed medieval hillside village, is about 6kms away with a river beach, good choice of restaurants, galleries, craft shops etc. & an amazing monolithic church! St. Séverin (1 km) has small shops, supermarket, bank (cash point), post office, hotel, doctor, a few bars & restaurants, tennis courts and mini golf. Ribérac (12kms) has larger shops & supermarkets, plus a renowned Friday morning market.

Aubeterre-sur-Dronne 5kms - very pretty listed medieval hillside village with tourist office, amazing 11th century monolithic church, craft shops, cash point, restaurants, pizzeria, pavement cafés and concerts in summer, puppet theatre, river beach, boating, tennis, bike hire, horse riding.

Market towns of Riberac 12kms and Chalais 16kms. Cathedral city of Angouleme 40kms (TGV to Paris 2hrs 30 mins, to London 6 hrs). The Dordogne border 3kms. St. Emilion (a UNESCO world heritage site) 45kms. Bergerac 50kms (airport). Cognac 50kms. Bordeaux 80kms (international airport). Atlantic beaches about 90kms. Royan 90 mins. Arcachon 2 hours. La Rochelle & Poitiers both about 2 hours. Channel ports at St Malo 5 hours, Caen/Le Havre 6 to 7 hours, Calais 8 hours.
