Located on the southern Charente/Dordogne borders, about 1km from the small town of St. Séverin, in an area of outstanding natural beauty, the property offers complete peace & quiet, whilst being within easy reach (5 mins. drive) of a host of activities - golf, tennis, riding, canoeing, fishing, sightseeing etc. Ideally located between the Dordogne, Bordeaux wine country and the Atlantic coast, there is masses to see & do in the immediate area as well as further afield. Aubeterre-sur-Dronne, a beautiful listed medieval hillside village, is about 6kms away with a river beach, good choice of restaurants, galleries, craft shops etc. & an amazing monolithic church! St. Séverin (1 km) has small shops, supermarket, bank (cash point), post office, hotel, doctor, a few bars & restaurants, tennis courts and mini golf. Ribérac (12kms) has larger shops & supermarkets, plus a renowned Friday morning market.

Market towns of Riberac 12kms and Chalais 16kms. Cathedral city of Angouleme 40kms (TGV to Paris 2hrs 30 mins, to London 6 hrs). The Dordogne border 3kms. St. Emilion (a UNESCO world heritage site) 45kms. Bergerac 50kms (airport). Cognac 50kms. Bordeaux 80kms (international airport). Atlantic beaches about 90kms. Royan 90 mins. Arcachon 2 hours.
