The gite business has been run successfully for several years by the current owners, generating a good level of income and providing a lifestyle that is the envy of many. The gite complex is set in a quiet and peaceful village in the north of the Dordogne. There is easy access to the large number of tourist attractions in the traditional Dordogne catchment area as well as the newer facilities now opening in the Limousin. The business has an excellent track record and is to be sold as a going concern.

 

Included with the beautiful 4-bedroomed house and the three gîtes is a tiled swimming pool, a fully-equipped games area, a large workshop & a log store and small garage, all set within superbly maintained attractive, private gardens. The gîtes are to be sold fully equipped and furnished.

 

The business generates an excellent level of income providing a high standard of living along with a stress-free lifestyle and has been run successfully for a number of years. Full accounts and associated documents are available for scrutiny by prospective buyers.

 

In addition to generating revenue from the gîte business, the property has been used for chambres d'hote (Bed & Breakfast) in the past. The current owners have not concentrated on this aspect of the business and there is thus opportunity to greatly increase the income potential of the business and also by actively lengthening the letting season for the gîtes (the current owners are more than satisfied with the income generated from holiday lets within the May-September period.). There is also scope to develop the floor above Gites 2 & 3 to create further space in the Gites or provide further B&B rooms.

 

THE HOUSE

The house is a large detached property originally built to reflect the status and position of the head of one of the more respected and powerful farming families in the area. Parts of the property are at least 250 years old, although there can be little doubt that there has been a dwelling of some description on this site for as long as the village has been in existence. The property has been well renovated and is in excellent condition, providing a high standard of accommodation.

The house provides the owners with stylish accommodation totally approximately 216m2 over two floors.

 

The fully fitted modern kitchen with gas oven and hob and a feature wood-burning AGA-style oven, is large and bright and is currently also used as a dining area. A useful well-sized utility room is readily accessible from the kitchen and is used to house white goods as well as being a storage area for gîte linen and towelling. The kitchen has two large doors, one leading to the garden and one being the main entrance, as well as doorways to the hallway and the study.

 

The dining room is currently being used as a reception area and office for the gîte business. Oak panels, large period windows and a good ceiling height provide a comfortable, professional environment from which to organise and run the business. The floor is original solid oak boarding. Two doorways are present, one leading to the kitchen, the other to the spacious L-shaped hallway.

 

The hallway is also oak-panelled and has a solid oak floor. Large double doors lead into the garden and provide the main entrance for guests to come to the reception room. At the rear of the hallway is the original main entrance door. The superb oak stairs from the salon pass via the hallway. Entrance to the cellars is gained from the hallway. Large double oak double doors lead to the salon.

 

The salon is a large and comfortable living room, cool in summer but warm in winter. Two large double windows provide ample light and the oak panelling predominant on the ground floor is displayed to it's best in this room. Fully carpeted for quiet and comfort, the salon also contains a gas fire in the style of a traditional wood burner. A superb feature staircase leads to the first floor. A total of four satellite TV feeds are provided, allowing for reception of UK television using Sky (A Sky digibox is required.)

 

The antique stairs, again built with solid oak boarding, lead to the four double bedrooms on the first floor. The master bedroom has a large en-suite bathroom luxuriously furnished. Each bedroom is well-sized, the three guest bedrooms are plumbed with washstands and could easily accommodate en-suite showers and WC's. The garden facing rooms have french doors leading onto (new) hardwood balconies.  All the first floor is laid with antique solid oak floor boards.

 

A WC and a shower room with another WC are at the top of the stairs, and the stairs themselves continue up into a walk-in attic that spreads over the whole area of the house, providing more than ample storage space as well as a spectacular view of the classic perigordine roof structure and timbers.

THE GITES

There are three gîtes, all tastefully refurbished and furnished. Each gîte is fully equipped for a self-catering holiday with gas oven, microwave oven, all kitchen utensils, dining equipment, refrigerator/freezer, television with DVD/CD/MP3 player and of course all furniture and extremely comfortable beds. In short, everything is provided for the holiday maker except food and clothing. The gîtes comprise what were originally the servants quarters of the property - as such, they are rather more comfortably appointed than the average "labourer" cottage.

 

GITE 1

This is the largest gîte, and houses up to nine persons in spacious comfort. It has four bedrooms (two double rooms, one twin room and one fitted with three single beds), two showers, two WCs, a large living/dining room and a kitchen. Large french doors lead directly from the lounge straight into the garden. Exposed beams are plentiful in this gîte, adding to the character and charm of this large cottage. The kitchen is separate and has all facilities and equipment necessary for catering for large groups of people. It also has a large dining table but most guests prefer to eat outside in the garden, using the provided tables and chairs whenever they can. Sun loungers are also provided. With one double bedroom conveniently on the ground floor, this is an ideal gîte for the larger family or a group of friends holidaying together. As well as terrestrial television, this gîte is equipped with a satellite feed.

 

GITE 2

This is a two-bedroomed gîte, fitted with one double bedroom and one room with bunk beds. It is ideal for families with up to two children and is a bright and cheerful dwelling. There is also a kitchen, a comfortable living room and a shower room with WC. The cottage has its own private patio area and again, most guests prefer to eat outside if at all possible. Sun-loungers, garden tables and chairs are all supplied. The entrance is fitted with double stable doors opening directly onto the patio. A door at the rear leads to the emergency exit. With everything all situated on one floor, this is a pleasant and easy-to-let gîte.

 

GITE 3

Gite 3 is the smallest gîte with one large double bedroom. This bedroom is, however, large enough for an extra single bed and so is ideal for couples or families with a young child. The living room features a superb feature fireplace and is a lovely room to retreat to from the midday sun. There is a shower room with WC, an annex housing the refrigerator/freezer and a fully equipped kitchen, all on one floor. A rear hallway leads to the emergency exit. Full of rustic charm and picturesque almost beyond words, this gîte pretty much does all the work itself when it comes to letting.

FURTHER GITE DETAILS

Gites 2 & 3 each have a means of access to the rear hallway, where the rear door is located. This is currently designated as an emergency exit. However, it is perfectly feasible to let both gîtes together and would suit two couples travelling together. In addition, the living room in Gite 3 is equipped with a convertible sofa, which is very attractive to those with an older child.  It is also perfectly possible to rent all three gîtes out to large groups. This property can cater for up to fifteen guests and can therefore provide a perfect location for family reunions and suchlike. The current owners have successfully let the cottages in this way on a number of occasions.

 

THE OUTBUILDINGS

The large workshop is located next to the pool and contains the pool pump and filtration unit. An extremely useful building, the current owner has filled it with numerous bench-mounted power tools that may be included in the sale of the property subject to negotiation. Above the workshop is a large storage area that is convenient for holding the garden furniture during the closed season.  The games area has proved to be a runaway success, having been equipped with a professional quality outdoor table tennis table and a multi billiards/pool/air hockey/table football game. Sets of boules and other toys are also stored here for the use of the guests. All this is included in the purchase price.

 

THE SWIMMING POOL - There is a 35m2 tiled swimming pool with paved surround.

 

THE GROUNDS

The mature gardens of about 0.3 acre (1,254m2) are a delight to both owners and guests alike. Hibiscus, wisteria, fuchsia, campsis, grapevines, honeysuckle and passionflower abound, along with plums, mirabelles, pears, medlars and kiwi fruit. A tall laurel hedge and stone walling provides ample privacy as well as providing cover for exotic shade loving species such as the fantastic dragon lily.

 

FURTHER EXPANSION

There is considerable scope for further expansion - the floor above Gites 2 & 3 could easily be renovated and used either to extend the cottages themselves or to provide further bedrooms for the chambre d'hote (B&B) side of the business.

 

THE LOCAL AREA

The surrounding countryside is a delight for the world-weary. Easy walks and cycle routes abound and the property is within easy driving distance of the major tourist attractions of the region. There really is something for everyone, such as canoeing on the various rivers, horse-riding, karting, fishing and visiting ancient chateaux and mills.  The property is situated in the heart of the Perigord-Limousin Natural Park and a favourite destination of guests is a nearby lake. An easy walk or an even easier drive, it is a peaceful and tranquil location for a picnic or simply an excuse to exercise.

 

The village in which the property is located has a post office, a bakery, a bar & a newspaper shop, and mobile shops visit most days. The nearest town is just a few minutes drive away and has larger shops as well as restaurants and more bars. This is an ideal location in which to enjoy the French way of life, with a built-in income and a lively community on the doorstep.
