This is a well kept and nicely renovated property with flexible accommodation from which the current owners have enjoyed a modest rental income. The new owners might want to install a heating system in the main part of the house.

THE FARMHOUSE

Ground floor
Below the living accommodation are …

- Cellars, one with double doors, which would accommodate a car. Off this is a small store room. The largest cellar has a separate doorway. Adjacent are two cellars below the apartment. These were once stables and are now used for storage. There are separate hot water cylinders for each living area in the cellars. There is a door leading out to the garden to the rear, and stairs leading up to the apartment.

First floor

- Stone steps lead up to a little terrace covered by a wisteria

- The front door leads into a hallway (2,6 x 2,7m) which is the focal point of the house with doors off to the bedroom, shower room and kitchen, and stairs up to an attic bedroom.

- The kitchen diner (4 x 5m) is delightful with a roof height ceiling, whitewashed exposed beams, and lots of natural light from windows to the front and rear, and in the roof. There is an old fireplace with a fitted pot-bellied wood-burning stove, and a stainless steel sink and worktop with an electric hob incorporated, and storage below.

- A small wooden staircase leads up to the living room (3,8 x 5m) with a window to the front and side, a fireplace with marble surround, and a fitted antique wall cupboard.

- Main bedroom (5 x 3m) has a window front and rear and a parquet floor. It would be possible to knock through from here to integrate the house and gîte if you wished.

- Open-plan style Bedroom 2, converted from the attic, with a velux window

- The shower room is modern and tastefully tiled, and comes with a shower, basin and WC

THE GITE

The gite has a separate access to the side via a tiled terrace with a bamboo and perspex roof and excellent views over the surrounding countryside.

- Two sets of French doors lead in to the living room, which naturally also benefits from these views. - A third set of French doors leads out to a separate gravelled terrace

- The living room (7,9 x 4,7m) is a lovely light room with a kitchen at one end, reproduction terre cuite floor tiles, and a wood-burning stove.

- The kitchen consists of a range of base storage units with a worktop above, a single bowl stainless steel sink, tiled splashbacks, and shelving above.

- Small hallway with doors off to the shower room, cellar, and bedroom. It is here that a linking doorway to the main house could be knocked through.

- The bedroom (4 x 4,7m) has two windows, one with an excellent view.

- The shower room has a WC, basin with cupboards below, and a tiled shower cubicle.

THE GROUNDS

The property is approached off a quiet lane up a short private driveway. Surrounding the buildings are 2200m2 (just over 0.5 acre) of well maintained grounds including a parking area, a very pretty courtyard garden directly in front of the main house, an orchard, and an area to the rear, which would be ideal for a pool.

AMENITIES - Mains water, electricity and telephone. Septic tank.

THE LOCATION - This is a beautiful area, offering peace and tranquillity in an area famous for its spectacular countryside and historic villages.  The medieval hillside village of Cordes-sur-Ciel and the nearby small town of Najac share narrow cobbled streets and ancient buildings and have tons of history and character combined with superb views across the surrounding countryside.
