Thought to date from about 1700 (although parts may be a lot older), this property was purchased in 2000 by the current owners, who have since carried out a complete conversion and renovation, including roofs, floors, electrics, plumbing etc. It is a mellow pale stone building running exactly east-west, with a pigeonnier in the centre of its 36 metre south side.
The gites total 320m2, the owners’ house 182m2 and the barn 72m2, making a total of 574m2.

THE WINE STORE
A former chai, 16m x 4.5m, situated along the north side of the owners’ accommodation, this could be converted to a further gite with 2 bedrooms, although the owners had planned to create an extension to their accommodation, with a guest bedroom, shower room with WC, large larder and wine store, dining room, laundry room, office and cloakroom, entrance hall. This building has a new roof and mostly pointed walls.
THE GITES
The four Gites have been created in a former Barn and the Pigeonnier. Each gite has three double or twin bedrooms and in each gite one bedroom and a bathroom are on the ground floor (good for out of season lettings for couples, as just the ground floor can be rented out). The two larger gites have space for an extra bed in one of the rooms, and it is possible for the gites to interconnect if required. The gites are to be sold fully fitted and equipped and include 2 sets of linen and towels, fridges, cookers, washing machines, furniture etc. Each gite has its own 200 litre water heater and its own log burner.

THE OPEN BARN
Situated alongside the house and gites, part used as a games area and part as a workshop.
THE SWIMMING POOL
The pool abuts the west end of the house and measures 10m x 5m with roman steps. It has a very efficient saline system, and is surrounded by 120m2 of heat-controlled tiles and a grassy area, all enclosed by a fence with honeysuckle, morning glory and passion flower.
THE GROUNDS
The property has a total of over 7 acres of grounds. There are spacious gravelled areas outside the house and gites, to accommodate barbecues and outdoor furniture, and a large parking space beyond the open Barn. There is an established garden, beyond which the grounds extend to some 7 acres and include a stream and a pond at the bottom of the hill, a large grassy area used for ball games, a new 9 hole pitch-and-putt golf course and a wooded area beyond. THE BUSINESS
