The complex is situated in Central Brittany, equidistant between the North and South coasts and approximately 7 Km to the North of Pontivy on the D125. The property was once a farm. The gites were renovated some years ago and the complex presently consists of 4 gites and the owner’s property, plus a large barn and a small house with a new roof, suitable for restoration. There is a swimming pool, surrounded by ample decking, and the complex sits in approximately 4 acres of parkland which slopes away from the house to a trout stream which has an old washing area. There is a Breton bread oven (in working order) and the building housing this is used by the guests for communal barbeques and is a very popular feature. The property is situated close to two villages (3kms and 4kms), one of which has good local amenities. The nearby Lac du Guerledan has a variety of water sports and very good restaurants, and is popular with guests.
THE OWNERS' ACCOMMODATION The owner’s living accommodation has an entrance hall leading to to a large comfortable lounge with wood burning stove. Also off the entrance hall is a kitchen with Fridge/freezer dish washer, cooker (gas) and kitchen table. Further down the hall is a bathroom/toilet which at present contains a commercial size washing machine, bath/shower, bidet, wash basin. Up three steps is a separate dining room which could be bedroom 4. Upstairs is the main bedroom, a large room with exposed beams and en-suite facilities. Bedroom 2 sleeps two. (With exposed beams) adjoining a family bathroom. Up a further 3 steps leading to bedroom 3 (sleeps 2). This gite has its own private garden, patio and Barbeque.
GITE 1 This is the largest Gite, the former Farmhouse, and easily sleeps 10 persons (which can be extended to 12 with little effort) It is two storey, with original beams exposed. Entrance is gained through a Granite arch doorway. On the ground floor is a Living room with wood burning stove and sufficient seating for 10 guests, a DVD player and radio. Next to the living room is a WC and bathroom. A large kitchen containing microwave, fridge/freezer, cooker (gas) washing machine , dish washer and kitchen table and is very well appointed. The kitchen opens out to a dining room which then gives access to the downstairs Bedroom (sleeps 3). Access to the second story is by a typical Breton staircase, which leads to a wide corridor (exposed beams) The main bedroom is very large and has en-suite facilities. It has a large double bed, but also contains an occasional single. Leading from the main bedroom the family bathroom contains bath with shower over, wash hand basin and toilet. Bedroom 3 (sleeps 3) and Bedroom 4 (sleeps 2). The Farmhouse has its own enclosed garden 48m2 with Barbeque and garden furniture. The house is believed to be the oldest part of the complex and dates back to the 1600s.
GITE 2 This two storey gite can sleep 6 people. Off the entrance hall is a downstairs bedroom sleeping 2, and adjacent to this is a shower room and WC. Four steps lead to a spacious living room/dining room and kitchen with fridge freezer, washing machine, microwave and gas cooker. Access to the fully enclosed patio is gained through either of two patio doors. Upstairs are two further bedrooms, one double with exposed beams and magnificent views, one twin with exposed beams, and a bathroom/wc.
GITE 3 Very similar to Gite 2, sleeping 6 people comfortably. The patio, 88m2, has a built-in barbecue and is fully enclosed. Bedroom 1, on the first floor, has magnificent views.
GITE 4 This is the smallest gite, and comprises a living/kitchen/dining room with washing machine, microwave and gas cooker, a double bedroom on the first floor, and a bathroom with bath with shower over and WC. This gite sleeps two comfortably, and can be extended to four using the sofa bed.
THE BARN - This old barn has been renovated and is now a games room for guests (table tennis and pool plus various other amusements). On the end of this building is a store room/workshop. The Barn is 15m2, with an external staircase to a large store room 71.5m2. The A frames are exposed. The Barn could be developed into two further very attractive gites.
THE "PETITE MAISON" - This building was classed as a ruin until 2007, but the roof has now been replaced and it is now "saved" and could be restored to create a really good 2 bedroom gite. The building has a typical arched granite entrance, and has a 50m2 footprint, with the possibility of adding a second storey.
THE SWIMMING POOL - This is an above ground pool 10m x 5m which is surrounded by decking to "walk in" level, and the decked area is 120m2. Attached and raised is a sitting out area 3m x 10m which is also timber decking. There is sufficient poolside furniture for all guests.
THE GROUNDS - The complex sits in about 4 acres of parkland, which slopes away from the house to a trout fishing stream which has an old washing area. Two grass cutting tractors are included in the sale.
ON-SITE AMENITIES - There is a boules court and a badminton/volleyball court, and the vendors currently offer bicycles for hire. Fishing in the stream is possible, and also in the Brest to Nantes canal which is a 5 minute walk from the complex.
