CELLARS

Adjoining the house are two 17th century terraced cottages and a garage converted from a former stable. The cottages are currently used for storage only, one is part-converted and the other is in need of renovation.

THE COTTAGES

On the ground floor, the cottages are effectively two separate houses each with their own front door and windows overlooking the fountain at the front of the house. Each house comprises a single room on the ground floor although currently the two rooms are interconnecting. The first house, which can also be accessed via an arched doorway in the corner of the living room of the main House, has a concrete floor and the walls have been plastered. There is also electricity and water connected. The second house has old tiles on the floor, and is in need of renovation. There is electricity direct to the second cottage, but not water. The second cottage currently has the oil fired central heating boiler for the main house located on the ground floor.

 

ABOVE THE COTTAGES & GARAGE

Above the cottages and garage, accessed by stone steps at the rear of the garage, are a series of 4 interconnecting rooms with wonderful exposed beams.

 

DEVELOPMENT POTENTIAL

The large space above the garage and cottages could easily be converted into three or four bedrooms with two staircases linking with the ground floor, or alternatively the two cottages could be made into one 3 to 4 bedroom house. The opportunity exists, therefore, to create a gite complex or a separate house for bed and breakfast, or indeed a "granny flat". With the regular flow of tourists in the Loire Valley and through the village there is excellent potential for a gite or B&B business in this popular tourist area.

 

THE GROUNDS

The mature garden areas extend to over an acre and include a walled kitchen, a barbecue area and the main garden, together with a woodland garden leading into the adjacent forest. To the front of the property there is a lawned area with a large stone fountain and parking spaces for 6 cars. In addition there is a further garden area to the left hand side of the driveway, leading up to the house and a small terraced garden in front of the garage.

The Kitchen Garden – a door from the kitchen of the main House leads to an enclosed courtyard garden which is a suntrap in the morning and the ideal setting for a leisurely breakfast. The kitchen garden leads on to a woodland garden, which has been left as a natural habitat for wildlife.

The Barbecue Area – accessed via the kitchen garden and the main garden, the barbecue has a built-in bbq.

Main Garden – Impressive stone steps lead down from the upper garden and barbecue area to the main garden where there are several mature fir trees, some of which are 100ft tall. There are also apple, pear, fig and bay trees and a lawned area offering a choice of quiet spots to relax.

Front of House – The front door of the house opens onto a lawned area with a large stone fountain and parking spaces for 6 cars. It is west facing, and benefits from the sun from late morning to early evening. The old cottages also overlook this area.

Driveway – Access to the property from the road running through the village is via wooden gates opening onto a driveway with the main garden on the right hand side and a smaller garden to the left. The driveway leads up to the old cottages and garage before turning right to the front of the house. The house and gardens are hidden from the road by a 12ft high stone wall running the length of the property.

 

RENTAL INFORMATION

At the moment the main House is rented out from March to October, with weekly rental charges at between £600 and £995. Further details on request.  Rental income could be increased considerably by creating further accommodation within the two cottages.

 

LOCATION

The property is in a superb location, quiet and secluded, in a pretty village within an area which is very popular with tourists who come for wine tasting, chateaux visits, country walks etc. The village is located a mile north of the river Loire and 5 miles west of the town of Langeais, with its famous chateau, and 10 miles from the market town of Bourgeuil, famous for its red wine.

 

The village has a bar/tabac, together with a post office and a garage. In addition there is a butcher/general store that opens most afternoons. There are a number of supermarkets at Bourgeuil and Langeais, both of which are 15 minutes away by car. Langeais and Bourgeuil both have several restaurants ranging from budget to gourmet, and there are several other restaurants within 15 minutes drive. Nearest large city is Tours, about 20 minutes away, with a small airport served by Ryanair, with daily flights to Stanstead.

 

There are several swimming opportunities in the area, with an indoor heated pool about 15 minutes drive away at Avoine and several small lakes in the nearby forest which have man-made sandy beaches suitable for swimming.
