This property comprises a traditional three storey L shaped French village house and gite, plus pigeonnier, courtyard and a total of about 1.25 acres of land, plus the possible use of a further 7.5 acres. There is scope for expansion in the main house, which is still in the course of renovation although habitable and with all amenities for everyday living. The large part of the house was totally re-roofed less than three years ago by a French artisan, there is a new electricity meter and day/night counter, all electrical and plumbing work is being undertaken by a French qualified electrician/plumber. The house has a great deal of character, and retains a wealth of period features including exposed beams and stone walls, old stone sinks and original fireplaces. It is very comfortable to live in, warm in winter, cool in summer, and with superb views over the hills.

The Gite was created from a converted Barn, and has been newly rewired and has a new hot water system. All the accommodation is currently on the ground floor, and there is a Mezzanine above which could be used to created further living accommodation if required. This is a perfect starter gite business offering room for expansion and growth. The gite has been operating as a successful rental unit for the past three years and is to be sold fully furnished and equipped, with all forward bookings, advertising etc. The vendors have found that visitors are attracted by the opportunity to buy fruit, vegetables and herbs from their organic vegetable garden.

The house and gite are both detached. Both are connected to mains drainage and have telephone lines. ADSL is available in the village. There is a four-connector satellite dish to provide satellite TV to both house and gite, and an aerial for French TV.

The property is situated in an area with an expanding tourism industry and very little accommodation available at present. This is a breathtakingly beautiful area of woodland and waterfalls in the Haute Languedoc National Park, with wonderful mountain views, and yet the beaches of the Mediterranean are only about an hour’s drive away.

THE HOUSE

- Cellar one, 4.5m x 4.5m, entrance door and window, unconverted at present and containing a feature stone sink. Electricity and plumbing is being installed, and there is the potential to create a small independent studio for rental.

- Cellar two, 4m x 3m, entrance door and window, sink, water and electricity connected, currently used as a utility room and housing washing machine, freezers etc.

- Cellar three, a small cellar with entrance door, used for log, tool and bicycle storage.

- Stairs to first floor and entrance to house

- Cloakroom

- Spacious Kitchen 3.5m x 5.8m with oak flooring and new Aga style range cooker with double oven to provide central heating and hot water.

- Living room 5.2m x 5.5m with new flooring, exposed stone wall with attractive ‘niche’ and original old stone sink features. Stone fireplace with Godin wood burner, exposed beams and staircase to first floor.

- Small room 2.4m x 1.2m which could be a study or an entrance onto the rear garden, where there is ample space to build at least one more bedroom with bathroom whilst retaining a very reasonably sized garden.

- Master Bedroom 3.8m x 3.6m with oak flooring and attractive corner fireplace. There is also a large window offering probably the best views in the village.

- Bedrooms 2 and 3, both 2.5m x 4.2m.

- Bathroom 6m2 with antique double ended claw foot bath.

- Rear garden 250m2 with greenhouse.

THE GITE

Ground floor

- Living room 25m2, with wood burner

- Shower room

- Bedroom 1 (14m2) with lovely views onto the courtyard garden

- Bedroom 2 (12m2)

First floor

- Two spacious Mezzanine areas for conversion/expansion

Outside – lovely secluded courtyard garden to the rear

THE PIGEONNIER – Between the House and the Gite is a small courtyard area with a Pigeonnier comprising two small rooms on the ground floor and a hay loft above one of the rooms. The first room contains a built-in barbecue fireplace.

THE LAND

There is a total of just over 1.25 acres of land, divided up as follows …

- Rear garden to main House, 250m2 with a greenhouse

- Courtyard garden to Gite

- Plot behind the House and Gite, about 2500m2, sloping but with terraces, chestnut and pine woods, a large cleared area and a productive orchard. This land is constructible and it would be possible to create separate access to it, making it possible to expand the gite business or to build a new owners’ house. There would also be the opportunity to build a superb swimming pool. At present all firewood for the property is sourced from this plot of land.

- Second plot about 500m2, currently an orchard, a few metres from the house.

- Vegetable garden 1800m2, close to the house and with car access. This is a large organic vegetable garden with free irrigation water. There is a shed for tool storage.

- Riverside plot with about 4m of river frontage with fishing rights (small river).

ADDITIONAL LAND

- The vendors also have the use of a further 7.5 acres of land which it may be possible for the purchaser to use if required.

MORE INFORMATION ...

Vendor says .... "The front of the house gets a lot of sun. Both the kitchen and the master bedroom above get the sunrise and are in sun till after midday, the sun moves round to the left and in through the living room windows. It is a charming house and the views are magnificent. The exterior walls are partly slate tiled which is common to the area.”

REASON FOR SALE – the vendors have reluctantly decided that they need to live nearer to their children’s college, and are in a position to move quickly if necessary.

PRICE: 251,220 Euros (including agency fees)
